Can you help. It is a query regarding special levy of $200,000 (window replacement) and Strata Manager imposing Project Management fee and without first consulting owners. Also, Manager will not provide GST included nor will the Manager separate out the cost of window replacement and from her project management fee in the special levy notice.
Nor will details of when windows to be installed nor what happens in event that windows are defective or work is defective and caused damage to owners property.
Unless the strata manager has the written agreement of the committee, or these duties are in their contract, he or she shouldn’t assume that they are required to do this, or that they can charge for it.
A phone call to your secretary should sort this out … or at least start the ball rolling in getting to the bottom of it.
